Amante Capital has launched a £3.7m investment programme across 29 UK hotels operated by Kingfisher Hospitality Group to cut carbon emissions and improve energy efficiency.
The capital will fund rooftop solar panels, smart thermostat technology, voltage optimisation, LED lighting and water-saving systems across the portfolio.
The rollout includes over £850,000 committed to rooftop solar installations in London Heathrow, Glasgow, Bournemouth, Leicester and Portsmouth. The solar array at Glasgow Marriott is expected to reduce grid demand by more than 11% annually and avoid nearly 36 tonnes of carbon emissions each year.
Across the broader portfolio, 21 properties have installed voltage optimisation systems, while 20 hotels received £250,000 in LED lighting and control upgrades. A further £1.5m has been allocated to smart guestroom thermostats and occupancy-led controls across 15 sites to manage energy use in vacant rooms.
Water efficiency monitoring and flow restriction systems have also been introduced at 23 properties to improve leak detection and lower consumption. The upgrades support the environmental commitments of Marriott International brands within the Kingfisher portfolio, aligning with its Serve 360 sustainability framework.
Andrew Francis, managing director of Kingfisher Hospitality Group, said: “Operating a large hotel portfolio while considering our environmental impact is complex as each property comes with significant energy and water demands. We’re dedicated to making meaningful progress, not just promising to do something but actually taking decisive action.
“Hotels never switch off. They operate 24 hours a day, every day of the year, so even relatively small efficiency improvements can have a significant cumulative impact across a portfolio of this size.”
Francis added: “Rising energy costs, increasing expectations around sustainable travel and the need to improve performance are driving greater investment in hotel sustainability across the UK. We’re looking forward to seeing the significant impact Amante Capital’s programme will make to our properties in the long term.”
A spokesperson for Amante Capital said: “For us, sustainability is part of how we invest in hotels for the long term. Every improvement, from rooftop solar to smarter guestroom controls, helps reduce energy use while making our buildings more resilient and efficient.
“Our approach is focused on long-term investment that supports both environmental performance and operational resilience.”
News Analysis
The constraint behind today’s programme was clear before Amante took control. Currie and Brown’s decarbonisation study estimated a 75% reduction in June 2024 from strategic efficiency upgrades to hotel buildings. It treated lower emissions and stronger property performance as the same capital-allocation problem. For Amante’s forthcoming full-service portfolio, that supplied the economic logic for making systematic building work part of the acquisition thesis.
That thesis became an express mandate when KKR and Baupost purchased 33 UK Marriott hotels in December 2024 and made Amante managing partner. The buyers promised continued capital investment alongside services for each property’s local team. They therefore installed an owner-manager with both the authority and the instruction to standardise improvements across the estate, which explains the portfolio-wide design of the present work.
The purchase also belonged to a brief surge in large hotel transactions. In January 2025, Knight Frank identified portfolio deals as the main driver and included KKR and Baupost’s acquisition among the year’s standout trades. Its tally found that UK hotel investment had risen 198% to £6.3bn. Amante has since begun converting the buyers’ broad value-add instruction into repeatable, property-level capital work.
