Three Best Western hotels brought to market for £18.5m

Three regional hotels operating under the Best Western brand have been brought to market with a combined guide price of £18.5m.

Commercial property firm Colliers is handling the sale on behalf of the shareholders, who are exiting the assets following a strategic review to focus on other business interests. The properties are available individually or as a combined portfolio.

The assets comprise the 99-bedroom Castle Green Hotel in Kendal, listed at £10m; the 97-bedroom Best Western Chilworth Manor Hotel in Southampton at £3.75m; and the 50-bedroom Best Western Plus Angel Hotel in Chippenham at £4.75m.

Together, the properties provide 246 guest bedrooms, alongside conference, leisure, and event space. All three properties are currently managed by Legacy Hotels and Resorts on behalf of the owners.

The Castle Green Hotel operates under the Best Western Premier Collection and sits within 14 acres on the edge of the Lake District National Park. The Chilworth Manor Hotel is located on 12.4 acres near Southampton Science Park, while the Grade II listed Angel Hotel is a 17th Century coaching inn in Chippenham town centre.

Hotel-owning companies director Stephen Broome said: “These are established hotels with strong reputations in their respective regional markets. Following a strategic review, the shareholders have decided that this is the appropriate time to bring the assets to market as they refocus on other business interests.

“Each hotel has its own particular strengths and future potential, and we believe the sale process provides new owners with an attractive opportunity to build upon their established market positions and take the businesses through their next phase of development.”

Colliers head of UK hotels agency Julian Troup said: “Opportunities to acquire a portfolio of established, regionally significant hotels of this quality are relatively rare. Each asset has its own distinct identity and trading profile, while benefiting from recognised Best Western branding and experienced third-party management through Legacy Hotels & Resorts.

“The hotels attract a diverse mix of leisure, corporate, conference, events and wedding business, providing multiple revenue streams and strong regional market positions. Marketing the properties individually will appeal to a broad range of buyers, from owner-operators and regional hotel groups through to investors seeking high-quality hospitality assets, while the option to acquire multiple hotels creates an attractive opportunity for portfolio expansion.”
