HVS Brokerage & Advisory announced the sale of the Homewood Suites by Hilton Houston Clear Lake NASA and the Hilton Garden Inn San Antonio Airport. The 92-room Homewood Suites is located at 401 Bay Area Boulevard in Houston, while the 117-room Hilton Garden Inn is situated at 12828 San Pedro Avenue in San Antonio.
Both properties were sold to Texas-based private investors via Ten-X online auctions. The Homewood Suites, situated near attractions such as the NASA Johnson Space Center and the University of Houston-Clear Lake, is well-positioned to capitalize on the area’s demand for both business and leisure travel. The property is also in proximity to major hospitals in Webster, Texas.
The Hilton Garden Inn San Antonio Airport is located in the San Antonio Airport submarket along U.S. Highway 281. The area is supported by corporate demand from nearby businesses, including Brookhollow Office Park and Marathon Petroleum Corporation, as well as leisure demand from attractions such as TPC San Antonio Golf Course.
The transactions were completed despite the properties being distressed sales. The Homewood Suites transaction was an all-cash deal, with plans for a full renovation to enhance its market position. The Hilton Garden Inn attracted competitive bidding, highlighting the appeal of the San Antonio Airport submarket.
