Sweeney Hotels opens second Highland aparthotel in Aviemore

Sweeney Hotels has opened its second Highland aparthotel, following a £450k refurbishment of the former Park Guest House in Aviemore.

The 16-bedroom property, renamed Sweeney Aviemore Two, features individually styled rooms with modern décor, en-suite bathrooms, smart technology and a range of room types. It includes two larger suites: the Cairngorm Suite, which sleeps four, and the Macdui Garden Apartment, which sleeps six and has a private garden.

The aparthotel also houses Delaneys’ Restaurant, a 40-cover independent eatery run by local couple Shannen and Martin Delaney, offering breakfast, lunch, dinner, drinks and takeaway options.

Sweeney Aviemore Two joins the group’s first Aviemore site, Sweeney Aviemore One, which opened in 2023 after a £1m refurbishment. The first property offers 10 rooms with kitchenettes, private balconies, secure bike storage and a drying room.

Brothers Martin and Stephen Sweeney, who lead the Sweeney Group, said their investment in the Cairngorms was inspired by childhood memories and a desire to improve local accommodation standards.

Martin Sweeney said: “Aviemore is a year-round destination with so much to offer. With this refurbishment, we’ve created a property that perfectly blends comfort, design, and extra in-room functions for our guests. The Sweeney brand stands for elegant, luxurious accommodation that delivers memorable experiences – all at a fair price when booked directly.”

Stephen Sweeney added: “Aviemore and the Cairngorms National Park is a well-established and ever-growing tourism destination in the Highlands, attracting approximately two million visitors annually. We’re thrilled to be expanding our premium accommodation offering in the Aviemore village, enabling us to deliver an exceptional guest experience to our increasing customer base.”

The brothers also confirmed plans to open a 19-room flagship hotel on the banks of the River Ness in Inverness in summer 2026.

The group also owns Sweeney Hotel Motherwell on Hamilton Road.
