11 UK holiday parks brought to market with £41.4m turnover

A portfolio of 11 UK holiday parks has been brought to market, comprising more than 2,500 developed caravan pitches and generating £41.4m in turnover in 2025.

The parks, which were formerly part of the Cove group, employ around 450 people and are currently overseen by a specialist management firm. Buyers can submit offers for either the shares or the businesses and assets.

The portfolio includes approximately 2,564 developed pitches, comprising 1,707 private holiday homeowner pitches, 454 letting lodges and caravans and 108 residential park home pitches. A further 484 pitches have development potential, taking the total potential capacity to around 3,130 pitches.

The portfolio is forecast to deliver increased revenue and profit in 2026 following the appointment of a new management team.

Eight of the parks are located in west Scotland, representing the largest part of the portfolio with approximately 1,764 caravan pitches and 218 letting lodges and caravans. The group includes Hunters Quay, Drimsynie and Loch Lomond, which were acquired in 2022.

Other assets include Springwood Park in Kelso, Scottish Borders, which has planning permission for up to 255 caravan pitches; Solway Holiday Village in Cumbria, a mixed holiday and residential park with consent for around 934 pitches; and Gwel an Mor in Cornwall, which includes privately owned and letting lodges, a golf course and further development potential.

Specialist property adviser Colliers has been appointed to market the portfolio through its UK Parks Agency team.

Richard Moss, head of UK Parks Agency at Colliers, said: “These are well-established, formerly family-owned parks operating in popular holiday destinations, with robust underlying fundamentals. This is an interesting case with many positives; numerous operational efficiencies have been implemented in recent months meaning the trading outlook is positive.

“The priority over the past six months has been to stabilise the business and ensure continuity for customers and staff alike, and all parks are well positioned to perform strongly in 2026 and beyond. While the economic headwinds of 2024 and 2025 presented trading challenges for the holiday park sector, the future looks positive. The sustainability of consumer demand for UK holidays is without question, and a substantial level of investor interest is anticipated.”
