BH Group has secured planning permission for the first phase of its £30m restoration of the historic Selsdon Park Hotel in Croydon.
Croydon Council has approved plans for an initial programme of works focused on restoring the building’s windows, including its stained glass and decorative leaded windows. The works are intended to preserve the hotel’s historic features, improve energy efficiency and support the long-term conservation of the locally listed property, according to the planning documents.
BH Group acquired the hotel earlier this year after it had stood vacant since 2023. The group plans to restore the site and reopen it as a luxury hotel under its Elysium Collection brand.
The approved works mark the first stage of a wider redevelopment programme, which includes the refurbishment of the hotel, gym and tennis courts, alongside the creation of a spa and wellness facility, padel courts, staff accommodation and improved pedestrian and vehicle access. The plans also include landscaping and biodiversity enhancements across the estate’s 200 acres of parkland.
The Selsdon Park estate dates back more than 1,000 years, with records of a manor on the site dating from the 9th Century. The estate has historical links to figures including King Henry VIII and Queen Elizabeth I.
Subject to the wider programme progressing as planned, BH Group expects the hotel and leisure facilities to reopen in summer 2027, with the spa scheduled to follow later that year.
James Routledge of Elysium Collection said: “The Elysium Collection would like to thank Croydon Council for working with our team to achieve this planning approval. We look forward to continuing engagement with them as our plans develop. Their practical approach to this complicated restoration project of an iconic hotel is much appreciated.”
Croydon Executive Mayor Jason Perry said the investment would help safeguard the future of one of the borough’s historic landmarks while supporting employment and the local visitor economy.
News Analysis
BH Group’s recent success in obtaining planning approval for the first phase of its £30m restoration of the Selsdon Park Hotel in Croydon unveils a familiar trajectory within the hospitality sector. The group’s focus on preserving the hotel’s historic features—specifically the stained glass and decorative leaded windows—aligns with a broader strategy seen in past developments, such as the £5m refurbishment of De Vere Selsdon Estate in 2018, which emphasized the importance of maintaining heritage while upgrading facilities.
The Selsdon Park estate, which has stood vacant since November 2023, will undergo a transformation echoing recent trends in hotel acquisitions and renovations. BH Group’s intent to restore the site under its Elysium Collection brand mirrors earlier plans for the property when Birch Hotel Group opened a location in Selsdon, demonstrating a pattern of continuous evolution in its use. By enhancing both physical structure and operational capacity, BH Group clearly intends to optimise asset performance in this high-potential locale.
The project, encompassing a broader redevelopment plan that includes new leisure facilities and improved access, raises questions about strategic investment timing in the current economic climate. While the local council celebrates the potential boost to employment and the visitor economy, similar past initiatives have faced challenges. For instance, the renovation of Selsdon Park follows the operational history of the Croydon Park Hotel’s sale for £24.9m, which shifted focus entirely to rental housing. Such shifts illustrate the unpredictability inherent in major hospitality projects, reliant on market conditions and consumer demand.
