The UK recorded the highest hotel transaction volume in Europe in the first half of 2026, with €3.22bn (£2.75bn) invested across the market, according to Cushman and Wakefield’s latest MarketBeat Europe Hospitality report.
UK hotel investment increased 74% year on year, putting the country ahead of Spain, which recorded €2.66bn (£2.27bn) of transactions, up 34%. London was the main driver of activity, accounting for €2.3bn (£1.97bn) across 24 properties and making it the most active hotel investment city in Europe ahead of Paris, Vienna and Madrid.
The city has recorded 10 single-asset and portfolio transactions worth more than €100m (£85.48m) so far this year, with further deals currently on the market. One of the largest transactions was the sale of the Curio Westminster for more than €300m (£256.4m), following its acquisition by RIU Hotels.
The UK’s performance came as European hotel investment reached €11.7bn (£10bn) in H1 2026, down 9.5% year on year but still 19.5% above the 10-year average. Investment activity across Europe was increasingly concentrated in larger transactions, with deals worth more than €100m (£85.48m) rising 30% year on year. Half of all invested volume went into upscale and upper-upscale hotels, while the average price per room increased 9% to €228,416 (£195,248).
Beyond the UK, investment from Asia-Pacific investors increased 86% year on year, while transaction volumes from the Americas and Middle East and Africa fell 87% and 31%, respectively. The firm said several large portfolio and platform deals currently on the market could support European transaction volumes in the second half of the year, with Southern Europe continuing to attract investor interest.
