Former country house hotel Box House sold off £3.75m guide price

Box House, a historic property near Bath, has been sold for an undisclosed sum after being marketed with a freehold asking price of more than £3.75m.

The Grade II listed property, located four miles east of Bath, was originally built in the 19th Century as a vicarage before later opening as a school and hotel. The property most recently operated as a serviced office facility, comprising communal areas and individual office suites across the main building and adjoining Coach House.

Box House includes Georgian architecture and five reception rooms, alongside outdoor amenities including terraces, decking areas, a gazebo and heated swimming pool. Its grounds also include a natural freshwater spring, ponds and a boating lake.

Christie and Co and Strutt and Parker jointly advised on the sale of the 10,000 sq ft property, which sits within eight acres of landscaped grounds.

Ed Bellfield, regional director of hotels at Christie and Co, said: “It has been a pleasure working alongside Kroll Advisory Ltd and our joint agent Strutt and Parker throughout this transaction, particularly David Eden and Max Mitchell.

“Box House is a truly unique property, combining exceptional heritage, extensive grounds and a highly desirable location close to Bath. We are delighted to have achieved a successful sale and wish the new owners every success with their future plans for the property.”

Oliver Custance Baker, senior director of Strutt and Parker, added: “We’re thrilled to have secured a buyer who will take Box House into the next chapter and maximise the potential of this impressive building.

“Throughout the marketing of Box House, we saw a range of interested parties before agreeing this sale, including both commercial and residential buyers; a testament to the property’s versatility, location and appeal.”

It is a long established fact that a reader will be distracted by the readable content of a page when looking at its layout. The point of using Lorem Ipsum is that it has a more-or-less normal distribution of letters, as opposed to using ‘Content here, content here’, making it look like readable English. Many desktop publishing packages and web page editors now use Lorem Ipsum as their default model text, and a search for ‘lorem ipsum’ will uncover many web sites still in their infancy.
