Manchester-based boutique properties Velvet Hotel, Bar and Brasserie on Canal Street and Forty Seven Hotel on Peter Street have been brought to market with an asking price of £9m each.
Established in 2009, Velvet Hotel underwent an extension and refurbishment programme in 2022. It now comprises 36 en suite guest bedrooms alongside an established bar operation. The restaurant space is currently unoperated, though the agent reported lease interest from local independent businesses.
Located in a Grade II-listed building, Forty Seven Hotel opened in 2023 after a major redevelopment. The property features 32 guest bedrooms and suites, alongside the leased Tyga Bar and Restaurant which provides rental income.
Tom O’Malley, director of hotels at Christie and Co, who is handling the sales, said: “The opportunity to acquire established hotels of this quality in Manchester city centre is exceptionally rare. Both Velvet Hotel and Forty Seven Hotel are highly distinctive assets operating in prime locations and we expect them to appeal to a broad range of investors, operators and hospitality groups seeking exposure to one of the UK’s most dynamic hotel markets.
“Manchester continues to attract significant levels of business and leisure demand, supported by major investment, regeneration and year-round events. These properties offer buyers the chance to acquire two recognised hospitality businesses with strong trading fundamentals and considerable future potential.”
News Analysis
The history behind this sale begins with a development programme that took longer to settle than Kro Hospitality intended. In May 2022, Kro said Forty-Seven would open during the summer while Velvet was adding 18 bedrooms. The hotel missed that timetable and had opened by August 2023. That delay matters because Kro reached the disposal stage only after completing both sides of its paired Manchester boutique offer under the same owner.
Once both hotels were trading, Kro chose affiliation while retaining operational control. In January 2025, it placed both properties in WorldHotels Crafted, making them part of a batch of 30 BWH signings while preserving independent ownership and style. This gave Kro global distribution and loyalty reach under its existing ownership. Kro therefore entered the sale process with one commercial platform covering two deliberately distinct hotels.
That shared platform distinguishes the pair from a nearby sales benchmark. In April 2026, Roomzzz Manchester City came to market at £12m as a freehold period hospitality asset in the same city centre. The useful comparison lies in the operating terms attached to each property. Kro’s hotels carry a recently adopted affiliation; Knight Frank offered the hotel free of brand and management.
