Bob W expands Spanish footprint with two Valencia properties

Bob W has secured long-term lease agreements for two new serviced apartment developments in Valencia, marking its first expansion into the Spanish city.

The ground-up projects, Bob W Valencia Patraix and Bob W Valencia Turia, cover a combined area of approximately 3,816sqm across two distinct neighbourhoods.

The larger site, Bob W Valencia Patraix, is scheduled to open in August 2026 at Gaspar Aguilar 106. Bob W will lease the entire 2,916sqm building under a long-term contract.

The property will feature 62 studios alongside communal coworking spaces, a kitchen and a rooftop terrace lounge. Located in the residential Patraix district, the site is intended to serve leisure travellers and visitors to two nearby hospitals.

Developer Grupo Collado designed the Patraix building with solar panels, enhanced thermal insulation and ground-floor gardens to lower operational energy demand. Patraix and Safranar metro stations are both within a 10-minute walk.

The second property, Bob W Valencia Turia, is situated at Pepita 21 in La Saïdia and is scheduled to open in Q2 2027.

Designed by Valencia-based Nihil Estudio, the 900sqm site will feature 20 one-bedroom apartments, a lounge and a rooftop terrace. The deal forms part of a multi-asset partnership with a private family office exploring further openings in Valencia and Alicante.

Niko Karstikko, chief executive of Bob W, said: “Valencia continues to attract growing numbers of international visitors, digital nomads and business travellers looking for a more flexible and authentic hospitality experience. It is also one of Spain’s most balanced hospitality markets, with limited seasonality and strong B2B demand, making it a natural fit for Bob W.

“As we continue expanding across Europe and the UK, we remain focused on securing exceptional properties in neighbourhoods that allow guests to experience cities like a local.”
