Burley Manor House in Hampshire has been brought to market with a guide price of £8.5m.
The 41-bedroom country house hotel sits within six acres of landscaped grounds in the village of Burley, located in the New Forest National Park.
The Grade II-listed Victorian property features a banqueting suite, staff accommodation, a heated outdoor swimming pool, event lawns and a hut suite.
Matthew Smith, partner at Knight Frank, and Simon Stevens, director of Simon Stevens and Associates, have been appointed to handle the sale.
Planning permission has been granted for two additional bedrooms and five garden suites, offering scope for a new owner to increase capacity.
They said the hotel benefits from year-round leisure and corporate bookings, driven by the national park’s 15 million annual visitor days.
Located 20 minutes from the M27 motorway, the site has direct transport links to Southampton, Portsmouth and London.
Matthew Smith, partner at Knight Frank, said: “This is a superb opportunity to acquire a highly profitable country house hotel in one of the UK’s premier domestic tourism destinations. Burley Manor has been tastefully renovated and extended, retaining much of its original character and features, with planning permission secured for a new owner to build upon its strong trading performance and welcome additional guests.”
Simon Stevens, director of Simon Stevens and Associates, added: “The UK hotel industry has enjoyed a buoyant summer season, helping to encourage investment into the sector, with credible buyers continuing to seek new opportunities. Given Burley Manor’s profitable trading performance, established reputation and future potential for further repositioning, we are confident the property will attract strong interest from the market.
“Furthermore, Burley Manor benefits from its exceptional location within the New Forest National Park, where opportunities to create competing hotel supply are naturally constrained by the protected landscape and planning environment. This provides an important element of scarcity and further enhances the appeal of the property to prospective investors.”
