Oaklands Hall Hotel in North Lincolnshire brought to market for £1.5m

The Oaklands Hall Hotel, North Lincolnshire, is on the market freehold with an asking price of £1.5m.

Situated on the edge of the Lincolnshire Wolds National Landscape, the country hall hotel features 46 en suite bedrooms and several function rooms, including the Churchill Room, which is able to seat up to 300 guests.

Built in 1877, the hotel sits on a site of just under five acres, including private gardens and a large car park with EV charging.

Its F&B operation, The Comfy Duck, has combined seating for around 80 guests, including a bar area with a large cinema-style TV screen, and a restaurant with booth seating leading out to a private patio terrace overlooking the garden.

Its owners said: “We have been fortunate to own such a well-known and lovely hotel which, over the years, has provided numerous functions, parties and weddings for countless locals as well as welcoming guests and visitors from far and wide, for holiday and business stays.

“The time has come to hand over the reins and to let a new owner build on our client database and reputation and to take the hotel to the next level”.

Mark Worley, director – Hotels at Christie and Co is managing the sale process and added: “Having sold Oaklands Hall Hotel to the current owners 15 years ago, we are delighted to once again be given the chance to market this substantial hotel.

“The large number of bedrooms, the site size, and the multiple income streams, coupled with the proximity to both leisure and commercial attractions, make this hotel a very appealing opportunity for buyers.”

News Analysis

The recent listing of the Oaklands Hall Hotel for £1.5m represents an evolution both in its positioning and operations since joining the Classic British Hotels collection in January 2026. Previous operations had aimed to enhance corporate hospitality, highlighted by the assertions of Phillip Allsopp, managing director, regarding the hotel’s blend of tranquillity and professionalism. Such marketing efforts echo sentiments seen during the sale of the Olde Barn Hotel in early 2023, which was characterised by strong buyer interest backed by operational performance.

In the current climate, where corporate and leisure travel demands are fluctuating, the Oaklands’ sale signals an opportunity for potential buyers to harness established client bases and diversify income streams. Similar motivations were noted in the 2021 listing of Branston Hall Hotel, which has been framed as an opportunity for new investment and development, showcasing a trend where owners anticipate that new management might pivot stays from merely functional to experiential. Therefore the sale of Oaklands perhaps signals a significant shift where potential owners are not just acquiring a property, but a legacy ready to adapt.
