Pitlochry guest house brought to market for £1.1m

The freehold interest of an eight-bedroom guest house in Perthshire has been brought to market for offers over £1.1m.

Craigroyston House and Lodge in Pitlochry is a traditional stone-built Victorian villa that dates back to the 19th Century and sits within 0.49 acres of tiered mature gardens.

Located within the Pitlochry Conservation Area, the elevated building has views over nearby hills and woodland.

The accommodation covers eight en-suite bedrooms across three floors, including double, twin and family rooms.

Pitlochry lies 25 miles north of Perth, near the A9 trunk road and a railway station. The town enjoys year-round visitor demand, and attractions include the Pitlochry Festival Theatre, the Enchanted Forest, nearby whisky distilleries, golf, fishing and extensive walking and cycling routes.

Peter Seymour, senior director of hotel and leisure at Graham and Sibbald, is handling the sale and said: “The current owners took this business on and have elevated it to new highs, whilst also restricting the business to suit their lifestyle.

“This opportunity offers a buyer a great opportunity to continue that approach or drive the business on and thereby enhance the value of the assets. There are not many opportunities where you are offered a turnkey business with scope to grow with no capital investment. Viewing is highly recommended.”

Turas Hotels said in December 2025 that McKays had converted a former café into seven en-suite rooms opposite its main hotel, targeting demand for more upmarket accommodation. Craigroyston’s scope to trade harder therefore supports the valuation, but it is not uncontested headroom. McKays co-owner Richard Drummond said the townhouse was designed to attract guests staying longer than a conventional short break.
