Whitbread begins construction of first Outer Dublin Premier Inn

Whitbread has commenced construction of its first Outer Dublin Premier Inn, marking a key milestone in the UK hotel giant’s expansion across Ireland.

The 157-bedroom hotel is being developed at Sandyford Business Park in Dublin 18, with UK hotel group Whitbread targeting a Spring 2028 opening for the eight-storey site. The scheme will include the brand’s latest-format bedrooms, alongside enhanced Premier Plus rooms and updated ground-floor public spaces.

Monami Construction has been appointed to deliver the build, which is expected to take around 18 months. Whitbread acquired the long-lease interest in the site in December 2023 and secured planning permission from Dún Laoghaire–Rathdown County Council in May 2025.

Once opened, the Sandyford property will become the ninth Premier Inn in Ireland, as Whitbread continues to scale its presence in the market towards a long-term target of 5,000 bedrooms nationwide. The company operates six hotels across Dublin and Cork, with a further five in development.

Emma O’Shiel, project and programme manager at Whitbread, said: “Around half of Premier Inn guests stay with us for work and business trips, so expanding into established commercial hubs is a key part of our growth strategy in Ireland. Sandyford Business Park stands out as one of Dublin’s most successful business locations, yet it remains underserved by affordable, branded hotels like Premier Inn.

“This combination made Sandyford a very clear investment opportunity for us, and it’s a proud moment for me to now be on-site delivering our first Premier Inn in Outer Dublin, with a target to be ready to welcome our first guests in Spring 2028.”
